Once you have decided which property you would like to purchase, we advise you to check your finances. If you require a mortgage, you need to check your credit rating, savings and how much you can pay monthly for a mortgage. When purchasing a property, there are extra costs such as mortgage arrangement fee, lenders valuation fee, conveyancing, land registry fee, surveys, and stamp duty, etc. Our experienced sales negotiators can guide you through this process to ensure that you are aware of these.

 

Once you are satisfied that your finances are in order, you can contact our team at Highcastle Estates and start viewings properties. You give us your criteria and tell us what you would absolutely love about your eventual new home, so we can make sure we find a property you will adore! Ask as many questions as you wish and we will endeavour to answer all your queries.

 

Our process is as follows:

  • Once you see a property you love, you place a reasonable offer.
  • You show us proof of funds and proof of a mortgage in principle.
  • We will let you know if the offer has been accepted or not. If the offer isn’t accepted, we will continue negotiating on your behalf.
  • If the offer has been accepted, we will confirm this to you and the vendor in writing. 
  • You will need to instruct a reputable solicitor, which we can assist you with, who will require you to complete forms and potentially make a payment.
  • A formal application of the mortgage will be made by you.
  • You will receive a mortgage offer, let Highcastle Estates & your solicitor know once this has been received.
  • You and the seller will need to come to a provisional agreed completion date.
  • You will receive a contract and the Report on Title. Ensure you read this properly and any queries you have should be directed to your solicitor.
  • Once you are happy, ensure the contract is signed, your deposit funds are available and find out how long they will take to transfer. 
  • You will have to ensure there are no outstanding issues once the contract is signed.
  • You will be required to confirm the completion date and transfer the deposit. 
  • You will receive confirmation that the deposit has been received and the solicitor will then request your permission to exchange contracts!
  • You have exchanged! Get ready to move in to the property, contact utility providers, book a removal van, let the council know and you’ll have plenty of other things you need to do for your new home!
  • Ensure your funds are ready to pay the balance of the costs, fees and stamp duty.
  • The solicitor will inform you that the purchase is complete. Contact us and we will inform you as soon as we have the keys ready for you to collect.
  • Ensure that you take your meter readings and don’t forget to celebrate!
